Rates assume a sound slab in decent shape. Moisture problems, failed prior coatings, and heavy pitting add prep days and cost — the estimator below accounts for both. Commercial and industrial timelines are set per project.

How a pour actually goes

Two days on site for a standard two-car garage, and there's a reason for each one. Anybody promising the whole thing in a single day is skipping cure time between coats, and that floor comes up in a few winters.

Measure and moisture test

We map the slab, check for vapor coming up through it, and find out what's already been coated on it. You get the quote in writing that day.

Day one

Grind, repair, re-grind

Diamond grinders with vacuum shrouds open the pores. Old paint, sealer, and glue come off, cracks and saw cuts get filled, then the patches get ground flat. Prep is the whole day, and it's the day cheap installers skip.

Full day, nothing gets coated

Day two

Base coat, color, topcoat

Base coat goes down first and gets its cure window. Then your color — broadcast to refusal if you chose flake, poured and worked if you chose metallic — and the polyaspartic topcoat over it.

Metallic adds a third day

Cure, then it's yours

Walk on it the morning after the topcoat. Vehicles go back on 24 hours after that. Give it a week before you drag a loaded toolbox across it.

How is this different from the epoxy kit at the hardware store?

Kits are water-based epoxy rolled onto an acid-etched slab, roughly 3 mils thick. We grind mechanically and build 20–40 mils of 100% solids epoxy under a polyaspartic topcoat. The kit peels when a hot tire sits on it. This doesn't.

Why won't you do a one-day install?

Because the coating needs prep time and cure time, and a single day gives it neither. A one-day crew grinds lightly in the morning and coats over it by noon, so the base never bonds properly and the layers never fully cross-link. It looks perfect for a season. We take a day for prep alone and coat on day two — that's the difference between a floor that lasts and a floor that flakes off with the first hot tire.

Will it peel or turn yellow?

Peeling comes from bad prep or moisture pushing up through the slab, which is why we grind and test before quoting. Yellowing comes from UV hitting bare epoxy — our polyaspartic topcoat is UV stable, so a sunlit garage door bay stays the color you picked.

Can you coat over an existing epoxy floor?

Sometimes. If the old coating is well bonded we can abrade and go over it. If it's lifting anywhere, it all comes off — a new floor is only as good as what's under it. We'll tell you which one you're looking at during the estimate.

How long until I can park on it?

On a standard two-day garage, walk on it the morning after the topcoat and park on it 24 hours later — day three from when we started. Metallic runs a day longer. Wait a week before dragging heavy toolboxes or jack stands across it.

What does it cost to maintain?

A dust mop and occasionally a pH-neutral cleaner. No waxing, no resealing. Avoid steel wool and anything with citrus solvent in it.

Which parts of Northern Virginia do you cover?

Loudoun, Fairfax, Prince William, and Arlington counties, plus Alexandria and Fauquier for commercial work. If you're outside that, call — we travel for larger jobs.
